Building a home in Iowa rural community. Hence no strict building codes. Have ideas, pictures, materials, blueprint from magazine that I like. Would like an architect to put these ideas together to make a blue print that I can use, also interior designs, exterior designs of home and gazebo and landscape. Don't need electrical or plumbing done but can include if you want and will negotiate that. As I see the project I would work with designer to draw the home as I envision using photos, etc that I have gathered. I can't draw two straight lines so need help and some imagination and someone that will have useful ideas on lighting inside and outside, ceiling ideas, etc. The home will be using a lot of windows and glass doors, marble floors and sandstone and marble columns in gazebo. I would also like the outside to use flagstone from Missouri and adobe type wall cladding. If this sounds good please contact me and I thank you.

The bid price listed is to meet your listed project budget. However, our rates are hourly and your project is quite extensive for the work you are requesting. Our rates for standard CAD drawings are $20/hr. Projects of your scope typically take from 100 to 200 hours, depending on changes and complexity of design. The estimated duration is for a typical 2500-3500 sq.ft. home with floorplans, foundation plan, two building sections and two exterior elevations. As well, we will provide pertinent detail plans, elevations, etc. up to ten (10). As well, if provided with prefered manufacturers and products, we will include this information in the design and documentation. If you require, we can provide 3D models and perspectives (interior & exterior) of your structure. This, of course, will be at a slightly higher rate. In addition, all who work for GenCon hold a B.S. in Architecture or Architectural Sciences. All employees of GenCon are experienced in residential designs and are available to provide you with suggestions and inform you of potential issues. In addition, we employ several contractors as we are also a small construction company. We are not Architects, nor do we claim to be. Our local laws permit Designers of Record for certain residences. Please check your local laws to assure our legal capacity to provide services.
